Why this structure
Extension and renovation customers are often first-time renovators — spelling out building control and party wall costs explicitly, rather than assuming they know to ask, avoids a mid-project argument about who was supposed to sort it.
Commonly forgotten
- • Building control inspection fees
- • Party wall agreement, where work is near a neighbouring boundary
- • Temporary weatherproofing between build stages
Good optional extras
- • Interior fit-out (kitchen/bathroom)
- • Garden reinstatement after building work
- • Extended snagging period
Terms to get right
Tie stage payments to sign-off points (foundations, structure, first fix, second fix, completion) and state any retention held until final sign-off.
FAQ
Who arranges building control — me or the customer?
State this explicitly in the quote either way. Leaving it unsaid is one of the most common sources of a stalled project when neither side has booked the inspection.
Do I need a party wall agreement?
If the work is near a shared boundary with a neighbour, quite possibly — flag it as the customer's responsibility to arrange (or yours, if you're managing it) rather than leaving it as an assumption.
