A structure for re-roofing and repair work — scaffolding priced as its own line item, since it's often the single biggest hidden cost on a roofing job.

Why this structure
Scaffolding is easy to forget until it's already needed on site — pricing it as its own line item from the start avoids it turning into a surprise addition partway through the job.
Commonly forgotten
- • Scaffolding hire, priced separately from labour
- • Waste disposal of old roofing material
- • Temporary weatherproofing if the job spans more than a day
Good optional extras
- • Guttering replacement alongside re-roofing
- • Insulation upgrade
- • Extended workmanship warranty
Terms to get right
State what happens if the survey — or removing the old roofing itself — reveals structural issues not visible beforehand.
FAQ
Should scaffolding be itemised separately?
Yes — it's a real, often substantial cost that has nothing to do with your labour rate, and itemising it makes the rest of the quote easier to compare against other roofers.
What if the roof structure turns out to be worse than expected?
State in the quote that significant structural issues found once old roofing is removed will be quoted separately before continuing — this is common enough to plan for upfront.
